BUILDER 11^TH MONTH WARRANTY  should be taken advantage of because it will allow an inspector to evaluate the condition and performance of the house and its components after being lived in for 11 months.  If you didn't have an inspection performed prior to your closing, it is highly recommend that you have a warranty inspection. Having the builder repair/replace the defects while the warranty is still in effect, could save you hundreds or even thousands of dollars in unexpected repairs.  This type of inspection is the same that would be performed on a resale property, which includes several hundred inspected components.
