NEW HOMES are sometimes inspected in phases.  These phases include, foundation, pre-drywall, and final inspection. The first two phases on newly constructed homes allow the inspector to visually see the structure without anything being hidden.  The final inspection is performed after the county building department has issued the certificate of occupancy.  Most builders require the inspector to be code certified in order to perform a new construction inspection. The inspector is code certified in mechanical, plumbing, electrical, and structural.  The reason for this type certification is in case a building code becomes an issue.  Due to so many sub-contractors being involved in the construction of a new home, it is difficult for the builder to make sure every installation is perfect.  Even the most respected and known builders can have a problem or two and having a home inspector provides a buyer with his own qualified assessment of the property.  This type of inspection provides the buyer with a series of construction photos through out the 3-phase construction process.
